We issue an itemised budget after the design stage so you approve the number before we break ground — and we do not move off it without your written sign-off.

Yes. We run searches on title, prepare and submit drawings to the district assembly, and manage the approval process through to permit issue. If the title does not stand up to a search, we tell you before you buy.

How long does a typical luxury home take?

Ground-up residences generally run 12 to 20 months from permit to handover. Renovations run 8 to 24 weeks. Every programme is issued as a milestone schedule you can track week by week.

What guarantees do you offer?

Structural works carry a 10-year warranty, roofing systems 5 to 15 years depending on manufacturer, and finishes 12 months. Every guarantee is documented at handover, not promised verbally.

Do you take on small repairs?

Yes — roof leaks, electrical faults, plumbing and emergency call-outs. A large part of our maintenance work comes from homes we did not originally build.
